Home sales just fell to financial-crisis levels while prices printed a fresh record. One of those two numbers is not telling the truth.
Here is a number that should stop you cold. In June, existing home sales in the United States ran at a seasonally adjusted annual rate of 4.09 million. That is not a soft patch. That is the pace of home selling the country last saw digging out of the 2008 wreckage. Adjust it for a population that has grown by tens of millions of people since then, and on a per-household basis the American housing market is transacting at a rate below the depths of the Great Financial Crisis.
Now here is the number sitting right next to it. The median existing home price hit a brand new record of $440,600, the 36th month in a row of year-over-year gains.
Crisis-level volume. All-time-high price. Sitting in the same monthly report, describing the same market, in the same week.
So which one is lying?
Neither, actually. And that is the part almost nobody covering this beat is willing to walk you through, because it forces an uncomfortable conclusion about where prices go next. The health of a market is not measured by its last print. It is measured by whether anything is actually moving. And right now the patient has a pulse, the monitors are still beeping...but the thing is flat on its back, hooked to the machines, and the family is being asked to make some decisions.
